BOARD MEETINGS UPDATE
Meetings are usually held on the second Monday of every month. The next regularly scheduled Board meeting, will be held at 7:00 p.m. in the Clubhouse on Monday, March 13th. The April meeting will be held on the first Monday, April 3rd.

Association fees are due on the 1st of the month and a $25 late fee is applied if payment is received after the fifteenth (15th) of the month.Tired of writing checks, paying for stamps and running to the mailbox? Sign up for Direct Debit (at no charge) for your monthly maintenance fee to be debited from your checking account between the 6th and 8th of each month. Please contact Quality Community Management for an ACH form.

 

PROPERTY UPDATE

  • Ianiro Landscaping will be onsite again this year for landscaping maintenance.
  • Durchik Turf Management Systems has been approved for fertilization/grub/ weed control for 2017.
  • The anticipated scheduled completion date for the Lucretia/Garfield road widening and traffic signal project is June 30th.
  • The Board has approved Certa Pro Painters to paint the air conditioning units on the exterior of the buildings. Weather permitting this will be done in the spring. Owners must maintain condensation lines to avoid back up/leaking into other units.
  • Colony Roofing will be replacing the roof, soffits and gutters on the D building as weather permits.
  • Greg White, electrician has installed motion sensor light switches for the 7 townhouse style buildings laundry rooms.
  • The Board is also considering replacing the exterior wood siding on 7 carport buildings. Proposals for vinyl and brick are currently being pursued.
  • The governing documents and the Rules and Regulations will be reviewed by the Board for consideration of future amendments and rule revisions.

OTHER INFORMATION / REMINDERS

  • A spray lock deicer should be used on frozen gate locks/latches.
  • Fence gates may be cleaned by residents with an eco-friendly all-purpose cleaner and warm water to avoid harming landscaping/plantings.

  • Snow stakes have been placed for safety and visibility reasons. Please do not move or remove the snow stakes.
  • The speed limit is 10 mph. Please slow down
  • Carports are to be used as the primary parking space.
  • All vehicles on the Condominium Property must bear current license tags. Vehicles in violation may be towed.
  • Vehicles with loud exhaust systems are prohibited.
  • Inoperative vehicles are prohibited from being parked anywhere on the Condominium Property for more than 48 hours.
  • Please do not park or obstruct the sidewalk when picking up your mail at the townhouse style buildings.
  • If you are considering satellite service please contact Ron Gregg of North East Ohio Satellite, his telephone number is 1-330-801-7200. He installs for Dish Net as well as Direct TV. Please do not have a satellite dish installed on the roof or any common element by any other contractor.
  • Pets must be on a hand-held leash at all times when outside of your unit. This is for the health and safety of all residents/guests.
  • Immediate and complete clean up after a pet is required. The unit owner of any resident or guest observed not cleaning up after their pet may be fined up to $50 per violation.
  • Please do not allow pets to eliminate on plants as this can kill the plants which will increase landscape expenses.
  • New landscape beds/plants that were installed in the fall require watering. Help from residents by watering the beds/plants is appreciated.
  • Appliances should be picked up not just placed Outside by the dumpsters. Residents may call Sean Dooley at 440-669-7552 for removal.

Please consider volunteering for the Neighborhood Block Watch to help prevent vandalism and crime at our association. If you see suspicious activity, please call the Police at
440-255-1234 and notify the building captain.

 

Fences In Process

The fence project is almost complete. There has been some delays in getting the project done, but they look great, don’t they?   If there is an issue please use the contact form and let us know.  We will be doing a final walk around once complete to tie up any loose ends and make sure everything gets done correctly.

Fence Gate Information

Recently a notice went out to owners about the cost of the gate.   Here are pictures of the gate along with the installed hardware for closing / locking.

General Reminders

Check for leaks by putting a few drops of red food coloring in the toilet tank. If it ends up in the bowl, you have a leak which must be taken care of to keep costs down.

Please do not place yard waste in the dumpster. Ianiro Landscaping will pick up yard waste if it is in yard waste/landscaping bag(s) and placed by the dumpster on Tuesdays only (landscaping day)

The speed limit is 10 mph. Please and refrain from running out or playing in the roadway. This has created some dangerous situations.

Furnace/AC Units condensation drain lines should be cleaned/snaked or vacuumed out to avoid backing up or possibly leaking into another unit. Owners are responsible for this. Townhouse residents should put a pail or some type of container on your patio to catch the water dripping out of the drain line.  If water is not coming through the drain line then it is clogged and needs to be cleaned.

Personal items are not permitted in the carports. Please remove any items you may have stored in the carport.

New Roofing Project (A,B,C,G,H)

Colony Roofing has been approved to remove and replace the roofs on the A, B, C building and G & H building.  Weather permitting, Colony will be starting with the A,B,C building the week of October 26th. Please make sure your gates are unlocked, patio furniture removed if possible or moved to one area away from the building for easier access. ABC residents must remove vehicles from the north side of the carport and common spaces by 8:00 a.m. Further notices will be provided.

Fences Approved

The votes are in and the ballots have been counted. The fencing project, to replace the current wood fence with vinyl fencing has been approved by the majority of owners.  Tear down and installation of the new fences will happen in Spring 2016.   Stay tuned for more information.

The board has decided on the Tupelo Wicker Fence semi-private (pictured to the left) to replace the existing wood fences in the complex.

We determined it is in the community’s best interest to move forward with the proposed project. We believe that the new vinyl fences will benefit the community, for the improved fencing will not have to be maintained or replaced for years.The cost of the vinyl fences will total no more than $175,000.00 and we plan to do the replacements in one phase.

This project is anticipated to take 8-12 weeks. During the winter months, weather permitting, removal of existing fences will begin. In the spring, we will proceed with the installation. Gates will be an extra expense for the owners who want them.

Based on the reserve projections, this project can be completed and the funds will come from the Association’s reserve fund as a capital reserve expenditure.

Whether you favor or oppose the fence replacement project, please cast your vote so that the Board can proceed as determined by the owners. We require majority owners in favor to proceed with this expenditure.  Self-Addressed, Stamped Envelopes were sent out with the notice to return your vote.
