Assessment fees are due on the 1st of the month. A $25 late fee is applied if your payment is received after the fifteenth (15th) of the month. A $25 late fee will be applied on a balance of $50 or more. Please be mindful of the increased fee for 2024. Make sure you have instructed the bank and/or the portal amount has been changed to reflect the
2024 fee.

Online Payments with E-Check or Credit Card: Set up a one-time or reoccurring E- Check or credit card payment. There is a nominal fee for all payments, but you will never have to worry about getting your bill paid on time. These options are available on our secure website: Coupons are not needed to make payments, your seven-digit account number must be on your check.

ANNUAL MEETING

On November 13, 2023 the annual meeting was held at the clubhouse. There were 12 units present representing 11.997% and 41 units represented by proxy at 40.0632% and total of 52.06%. Welcome Larry Keltner and Kimberly Ivec to the Board. Thank you, Marge Martinc for your many years of service on the Board to the Fairfax Manor Community.
If you are interested in attending a meeting, please call QCM for the scheduled date, time, and location (or Zoom link). Usually, meetings are held the 2nd Monday of the month at 7 p.m. at the clubhouse.

RULES

The speed limit throughout the Condominium Property is 10 m.p.h.

  • There is to be absolutely NO PLAYING in the parking lot areas for safety.
  • Please break down all boxes before placing in dumpster. Please be sure to close the dumpster lids to avoid unwanted rodents.
  • Please help to keep the community clean. Loitering is Prohibited, all trash is to be placed in a dumpster. Everyone wants to live in a clean environment. Please DO NOT
    LITTER. If you see trash while outside, please help us to keep costs down and our community property values up, pick it up and throw it away.
  • Pets are prohibited to eliminate on landscaping areas. It is recommended to use areas east of carports for pet walking.
  • Pets must be on a hand-held leash at all times. This is for the health and safety of all residents/guests. Immediate and complete clean up after a pet is required. The unit
    owner of any resident or guest observed not cleaning up after their pet may be fined up to $50 per violation. Please clean off your pet’s paws before coming into the building from outside to remove any possible dirt or mud, specifically in buildings A, C, G, & H.

Grills/Barbecues:

1. Prohibited to be used within ten (10) feet of a multi-family building and vinyl fence structure.
2. Charcoal grill must be attended by an adult at all times when in operation.
3. A portable fire extinguisher must be located at the cooling site
4. All furniture, throw pillows, patio umbrellas, paper goods, etc. must be removed from the cooking site.

Firepits/Chimneas

Fire pits, chimineas, charcoal burners, and outdoor heaters are prohibited on the condominium property.

PLUMBING REPAIR PROCEDURE
The owner of a unit requiring plumbing repairs for apartment style A, C, G & H buildings must pick up a key at the management office. A $50.00 cash only deposit is required. The deposit will be refunded to the owner upon receipt of the key. A copy of the Plumbers license and proof of insurance must be provided before any common area plumbing  affected can be turned off for ANY/ALL buildings. The unit owner must be present during the plumbing repair. IMPORTANT: The unit owner must provide 24- 48 hours advance notice and post at the building for all residents within the building prior to water turn off. Please be considerate and schedule repairs weekdays, after 9:00 a.m. and before 5:00 p.m.

PROPERTY NEWS

➢ POSITIVE ENERGY replaced the Federal Pacific electrical breaker boxes at buildings: B, D, G, H, I, J, N, and O.
➢ GUTTER KINGS completed the gutter cleaning.
➢ MIGHTY DUCTS completed the exterior dryer vent cleaning.
➢ AQUA OHIO completed the replacement of the water meters in the G, H, and I buildings.
➢ BILL REYNOLDS HEATING & AIR CONDITIONING replaced the hot water tank in the N building with a tankless heater.

VOLUNTEERS NEEDED
Please consider volunteering for the Neighborhood Block Watch to help prevent vandalism and crime at our association. If you see suspicious activity, please call the Police at 440-255-1234 and notify the Building Captain.

COMMUNITY CARE

➢ If you are aware of any neighbors that are having surgery, ill, or have lost a loved one please call or email the office to make us aware, as we would love to send out a card of
care.
➢ Lights are numbered and when bulbs are out, the association replaces the bulbs and sensors as needed. Report lights out to QCM with the respective light fixture number.

BUILDING INSURANCE CONTACT

Building Association Insurance coverage is provided by Jim Gesler, Agent who is reachable at 440-846-5511. As a reminder, owners and renters are required to have their own contents and interior coverage.

DID YOU KNOW?
Rubbish pick-up days for the dumpsters are Mondays and Thursdays. If the holiday falls on a Sunday, the rubbish schedule stays the same, if the holiday falls on a week day,
rubbish pick will be the following day. If you have large items you need to dispose of, please call the Management Office to advise what the item is that requires a special pickup. There may be an extra charge for these items. Thank you for your understanding and patience.

Please, bag all trash being placed in the dumpsters. Simply dumping your kitchen trash can into the dumpster creates a mess when strong winds blow litter throughout the community. Thank you very much to those residents that are picking up trash. It keeps the fees down.

Water & Gas – The Association pays for water and heat. Please be mindful of this and fix your faucet or toilet leaks quickly. Also, remember to first adjust the temperature of your thermostat and then turn it down before opening your windows to cool down your unit.

To Avoid Fires:
❖ Avoid placing a space heater within three feet of anything flammable.
❖ Extension cords are designed for temporary use only. Long term use is a Major Fire Hazard!
❖ Make sure your smoke alarm/detector has a new battery.
❖ Make sure you have a Fire Extinguisher.
❖ Make sure there are no blocked exits in your residence.

HERE’S RECENT NEWS:
➢ Reserve Study Update – Reserve Advisors was approved by the Board of Directors to inspect and prepare an updated capital component study. This report will provide
the Board replacement costs and be a guide for recommended future projects.
➢ Fences Damaged by Tornado – Great Lakes Fence was approved by the Board of Directors to replace damaged fences around patios from the tornado in August.
➢ Ultralawn – was approved for four applications of lawn fertilization, weed control and a grub prevention application.
