Newsletter – 1st Quarter 2018
BOARD MEETINGS UPDATE
Meetings are usually held on the second Monday of every month. The next regularly scheduled Board meeting will be held at 7:00 p.m. in the Clubhouse on Monday, March 12th and Monday, April 9th.
Five (5) Board members are required per the associations’ governing documents. Be a part of the decision-making process for
Fairfax Manor and consider serving on the Board to fill a vacated position/term that expires in November 2018. The Board
meets only once a month, every 2nd Monday, -right in the clubhouse – how convenient!! Please remember, currently you must be an onsite owner to be a Board member. We are still looking for a 5th board member, so please stop in and say Hi!
FINANCIAL UPDATE
Association fees are due on the 1st of the month and a $25 late fee is applied if payment is received after the fifteenth (15th) of the month. Tired of writing checks, paying for stamps and running to the mailbox? Sign up for Direct Debit (at no charge) for your monthly maintenance fee to be debited from your checking account between the 6th and 8th of each month. Please contact the QCM office for an ACH form.
PROPERTY UPDATE
The governing documents have been reviewed by the Board and were mailed out with the newsletter. The proposed amendments for 7 various items are being considered. Please read, complete and return the amendment ballot in the envelope provided as soon as possible.
The Rules and Regulations will be revised upon approval of the enclosed amendments.
Ianiro Landscaping will be onsite again this year for landscaping maintenance April 1st through November 30th.
Durchik Turf Management Systems has been approved for fertilization/grub/weed control for 2018.
Colony Roofing has been approved to replace the roofs, gutters, downspouts & soffits to the I & J buildings. Owners/Residents will be notified on the schedule as weather permits.
Pilera Web Portal – QCM: are you signed in and registered? Go to pilera.com. Owners can view their maintenance fee account, view documents and make requests. We are still in the process of uploading documents and information to make it more user friendly and informative to residents.
PREVENTING AND TREATING FROZEN PIPES
Open cabinets indoors to allow heat to reach pipes underneath sinks.
If you will be away from home, keep the thermostat set to no lower than 55 F (12 C). Have a neighbor check on the house
periodically to make sure no pipes are freezing.
Keep water trickling out of a faucet when temperatures are very cold. This will relieve pressure inside of the pipe and could prevent bursting if an ice blockage occurs.
If you suspect a pipe has frozen, warm air from a hair dryer can help thaw it out. Never try to thaw a pipe with an open flame.
OTHER NEWS
The speed limit is 10 mph. Please slow down.
Please dispose of cigarette butts in the containers located outside the A, C, G & H buildings.
Windows left open cost the association (and ultimately owners) money. If your unit is too warm during the winter months, please close vents and turn the thermostat down instead of letting the gas heat go right “out the window”.
Carports are to be used as the primary parking space.
All vehicles on the Condominium Property must bear current license tags. Vehicles in violation may be towed.
Pets must be on a hand-held leash at all times when outside of your unit. This is for the health and safety of all residents/guests.
Immediate and complete clean up after a pet is required. The unit owner of any resident or guest observed not cleaning up after their pet may be fined up to $50 per violation. Please do not allow pets to eliminate on plants as this can kill the plants which will increase landscape expenses.
A spray lock deicer should be used on frozen gate locks/latches.
Appliances should be picked up, not just placed outside by the dumpsters. Residents may call Sean Dooley at 440-669-7552 for removal. Also, mattresses, furniture and any other large items should be called in to QCM for a special pickup.
